RaceWay seeks operators of 3 new sites

by Jason Reynolds

RaceWay is building three convenience stores in Hamilton County and is looking for a local businessman to operate the sites.

The stores will be on Signal Mountain Road, next to Surf’s Up Car Wash and across from Komatsu’s plant; on Amnicola Highway next to McDonald’s; and on Hixson Pike at a site that has not been announced, Phil Gura, vice president of legal and general counsel, said in an e-mail.

“We would love to have a local operator in all three sites and are actively seeking applicants,” Mr. Gura said.

Work will start on the Signal Mountain Road site on May 5, and construction should take about five months, Mr. Gura said. Earth-moving work has begun on the Amnicola site.

Lee Harper of Grubb & Ellis/Hudson said he brokered the sale of the Signal Mountain Road property.

The stores will use RaceWay’s newest design with a masonry exterior and a new interior, Mr. Gura said. The inside product offerings will be determined by the local operator, based on each neighborhood’s needs, he said.

“Tailoring the offer to the community is key to RaceWay’s success,” Mr. Gura said.

Atlanta-based RaceTrac owns RaceWay sites and leases the inside operations to independent operators, Mr. Gura said.

A person may operate only one RaceWay at a time and cannot operate another convenience store at the same time, according to RaceWay’s Web site.

A $50,000 deposit is required within three days of being selected as an operator, and the initial investment is $100,000 to buy equipment and inventory.

People interested in operating the stores can go online to racewaystores.com.
